Headquartered in Lindenhurst, NY, with additional locations in Connecticut and Maryland, Nicolock also oversees multiple subsidiaries and commercial properties.

  • Lease Projection: Apart from a standard lease tenure, they wanted a system to show projections for optional lease extensions.
  • Custom Rental Applications: The ability to capture rental applications with different layouts for Individuals and Companies.
  • Flexible Lease Templates: Separate templates for Residential and Commercial leases to ensure tailored agreements.

Our Solution

To meet Nicolock’s unique property management needs, Propertese was customized with improved leasing capabilities to provide flexibility and clarity for both the company and tenants.

  • Introduce MultiTenant (Co-Applicant) Support in the Lease Agreement: This feature gives flexibility to assign/tag more than one tenant to a single lease. This feature gave leverage to Nicolock to assign one primary tenant and multiple secondary tenants to a single lease.
  • Tailored Rental Applications: Two distinct application forms were developed within Propertese, one for Individuals and another for Companies, ensuring a customized experience.
  • Generate Rental Invoices before their actual generation date: This enhancement was developed as Nicolock wanted to generate rental invoices a few days earlier than the predefined generation date. It will help the Nicolok Property Manager to review and send invoices early. The days value is configurable, and the Property manager can set up a maximum 30 days as earlier days in the PROPERTESE.
  • Enhanced Rent Billing Engine: The system was modified to generate schedules for optional lease extensions, allowing tenants to see projected terms beyond their standard lease period.
  • Flexible Lease Agreement Templates: Previously, only a single lease template existed. Now, the system supports separate templates for both Residential and Commercial leases, offering greater flexibility.
